Agency Standards
Management fees and structures

Our management fee is calculated at six percent of the rent collected. We maintain a minimum fee of $119 and a maximum cap of $149 per month to ensure predictable costs for our clients.
Tenant placement services

We offer independent tenant placement. To maintain absolute compliance with fair housing laws, Provest Realty manages the application and selection process independently. The fee is 6% of the annual lease amount or $2,000, whichever is greater.
Income and credit requirements

Applicants must demonstrate verifiable income equaling three times the monthly rent. An optimal credit score of 625 or higher is preferred, though scores above 550 may be considered with owner approval and adjusted security deposits.
Application processing timelines

Applications are processed through Desert Root within eight business hours, Monday through Friday. We require a copy of your ID, social security card, current paystubs, and a utility bill from the last 30 days for verification.
Security deposit management

Deposits may be held by the property owner or within a Provest Realty trust account. The party holding the deposit is legally responsible for proper accounting and return in accordance with California law.
Operational hours

Our office is available from 9 AM to 5 PM, Monday through Friday. We remain closed on major holidays to allow our team to recharge.
